Creative Phasing and Construction Management

Community Bible Church purchased a former department store for their new expanded ministry center. Ther Church wanted to move into the new downtown location as soon as possible. Building Value Partners, acting as construction manager for the renovations, created a phased construction plan that will accomplish the code required upgrades first, and allow the church to occupy the building throughout the extensive renovations. The completed project will have a new worship space, youth spaces, classrooms, a coffee shop, and church offices. The image below is of the coffee shop at the front of the building.

Visualizing the Changes
Building Value Partners' first job was to assist the Bollant family in evaluating some contemplated changes to the exterior of their home. A model of their existing home was created showing what the home would look like after the contemplated changes were completed. A rendering of the revised home (shown above) was provided to the Bollants. This enabled them to proceed with confidence in carrying out the changes to the exterior of their home.

Budgeting and Value Engineering

Building Value Partners provided budgeting and value engineering to PAHR Development and their architect in designing their new office building. The project was complicated by subsiding organic soils that could not support the building on conventional footings and the lack of a city storm sewer to cary away storm water. Building Value Partners saved 3.5% of the project cost by value engineering a Geofoam soil unloading system in lieu of the false basement or deep foundations suggested by the soils engineer. Using this system, a volume of soil equal in mass to the building to be constructed was replaced with Geofoam, thereby keeping the load on the soil equal to the surrounding soils. (the Geofoam is shown as aqua in color in the image above) Building Value Partners saved an additional 2.5% of the project cost by engineering a system of drywells and water bearing sand fill to move the strom water to the drywells. This system eliminated the need for hundreds of feet of storm sewer to the nearest city sewer. |
